About the facility

We offer for our guests a cozy, charming, fully equipped, year-round, comfortable cottage for 6 people with its own parking and garden in a quiet mountain valley surrounded by forests in an area offering many forms of active recreation.

The cottage is located in the picturesque valley of Jatna, named after the stream flowing through it, in a quiet and secluded area away from the bustling village of Brenna, located at the foot of the Beskids. Access to the cottage by an asphalt road is possible all year round. A convenient private parking is available on the property.

The cottage and estate are blended into the surrounding nature and the neighborhood of hills, forests, fields, creek and streams creates a unique color that changes with the seasons. The neighborhood of rich nature at your fingertips and the "opening" of the cottage through the windows, balcony and garden terrace to the surrounding nature adds to its unique charm.

We offer a stay in a bunkhouse with a loft and a mezzanine, where guests have 3 bedrooms, a glazed living room open to a sunny balcony, a fully equipped kitchen with a dining area and two bathrooms. The cottage is heated and equipped with wireless internet access. There is also a garden with a terrace (partially covered).

The cottage itself gives the opportunity to relax and its location provides an excellent base for active recreation in the form of mountain hiking, walking and running with varying degrees of difficulty, as well as bicycle tours. Brenna is located in a vast valley of the Brennica River and its tributaries from several surrounding valleys. It is bordered by mountain ridges with Szczyrk, Wisla and Ustron.

We offer rental of the entire cottage for the exclusive use of guests for up to 6 people in the option for 2, 4 or 6 people . On the day of arrival, check-in begins at 5 p.m. and ends on the day of departure at 10 a.m. Catering facilities are located at a distance of about 500m walking down the valley, while shopping and service facilities are located at a distance of about 800 and 1200m.

Deposit upon reservation
Is the basis for confirmation of the reservation. It amounts to 30% of the reservation value and is payable in advance after the host confirms availability. You will pay the remaining amount7 days prior to arrival at the facility.

In order to provide you with a peaceful and safe holiday, we ask you to read and apply the rules described in these regulations, which define the conditions under which you can make a reservation and rent the Cottage. Making a reservation is tantamount to accepting the rules of renting the Cottage and the rules of its proper and safe use.

TERMS AND CONDITIONS OF RESERVATION, PAYMENT AND USE OF THE HOUSE

I. RESERVATION AND PAYMENT
(1) Rental applies in each case to the part of the Cottage described in the detailed rental offer sent by e-mail to the booking Person.
(2) The cottage is intended for a maximum of 6 persons (including children) in options for 2, 4 or 6 persons (depending on the rooms provided, described in the detailed rental offer; the equipment of each room is presented in Appendix 1 to the rules). It is strictly forbidden to rent to more people.
(3) The minimum rental time is 2 (two) hotel nights. A hotel day starts at 5:00 pm and ends at 10:00 am.
4 Pre-booking. Pre-booking can be done by phone or email.
When making a preliminary reservation, it is necessary to specify the date of stay and the number of persons. The preliminary reservation takes place after confirmation of the availability of the House in the form of an e-mail, based on an explicit declaration of the Lessor expressed in the e-mail, and is valid for the next 24 hours.
(5) Guaranteed reservation is made after the booking Person sends, via e-mail to the e-mail address:Check availabilityconfirmation of payment of the Deposit. From the moment of making the Initial Reservation, the time to pay the deposit is 24 hours. Failure to pay the Deposit within the indicated period results in cancellation of the Initial Reservation.
6. deposit each time is 30% of the amount of the cost of the entire stay.
(7) Payment of the Deposit is tantamount to the conclusion of a rental agreement between the parties under the terms of these Regulations. The person making the reservation by paying the Deposit confirms that he/she is familiar with these Regulations and accepts the conditions contained therein.
(8) Payment of the deposit shall be made to the bank account number: ...............; in the title of the transfer you should provide: the name and surname of the person making the reservation, contact telephone number, date of the beginning and end of the stay and a declaration of the number of Persons (including children) using the rental of the Cottage.
(9) In case of cancellation of the Lessee from the reservation for reasons beyond the control of the Lessor, the deposit is non-refundable.
10. the deposit is collected for the duration of the stay in the amount of 30% of the fee representing the total cost of the stay and is a security in case of deterioration of the condition of the Cottage, its equipment, and the grounds of the property during the Lessee's stay. The deposit is returned by transfer to the Lessee's account within 3 working days from the end of the stay, provided that the condition of the Cottage, the equipment of the Cottage and the grounds of the property is not deteriorated, i.e. the same as at the time of release to the Lessee, taking into account ordinary wear and tear resulting from proper use.
11. the entire amount representing the cost of the stay, including the deposit, must be paid to the bank account number: ............... in advance no later than 7 working days before the start of the stay. In the event that the Lessee fails to make payment within the prescribed period, the Lessor reserves the right to terminate the contract.

II. ACCOMMODATION
(1) The Lessee is obliged to inform the Lessor of the planned time of arrival at the Cottage, no later than 24 hours before the start of the stay.
(2) In case of shortening the period of stay by the Tenant, the amount for the unused period is not refunded.
(3) In the event of non-arrival of the Renter on the scheduled date, the guaranteed reservation is cancelled at 11:00 am the following day, and the deposit paid is non-refundable. The remaining amount, representing the cost of the stay, will be returned to the Renter's account within 3 working days from the date of cancellation of the guaranteed reservation.
(4) It is possible to extend the stay for an additional fee only in the absence of prior reservations of pre-booked Cottage by other Reserving Persons.
(5) Check-in and check-out shall take place at the Cottage in the presence of the Lessor or a person authorized by the Lessor.

III. POINT OF VIEW
(1) The Tenant shall maintain general order in the rooms and common areas of the Cottage and on the property.
(2) The Landlord, together with the House, gives to the Tenant and persons staying with him the use of the premises.
(3) The Landlord shall not be responsible for the safety and health of persons using the Cottage and the grounds of the property. Total responsibility is borne by the Lessee and the persons staying with him.
(4) The Lessee has no right to lend or sublet the Cottage to other Persons. Disclosure of the event described in the preceding sentence gives the Lessor the right to immediately terminate the contract with all consequences without having to refund the fee paid by the Lessee, which is the cost of the stay.
(5) In the event of exceeding (declared during the reservation) the number of people using the House gives the Lessor the right to immediately terminate the contract without having to refund the fee paid by the Lessee, which is the cost of the stay.
(6) The Lessee is obliged to report to the Lessor immediately after accommodation any damage, destruction of furniture, appliances and equipment of the House. The Landlord allows for the possibility of finding so-called hidden damages. The Lessee's lack of objections to the condition of the House, its equipment and the grounds of the property, within 1 hour after accommodation, means that any damage discovered after that point will be the responsibility of the Lessee.
7. the Hirer shall bear full financial responsibility for any damage, destruction of furniture, appliances and equipment of the Cottage occurring during his stay, regardless of intentional or unintentional fault of the Hirer and persons staying with him.
8 The Lessee shall be solely and fully responsible for the Persons (including children) staying with him.
9. users of the Cottage are required to comply with fire safety rules:
a. smoking and e-cigarettes are strictly prohibited in the Cottage and on the balcony,
b. it is not allowed to use in the Cottage any appliances or devices powered by electricity or gas, which are not permanent equipment of the Cottage and which may create a fire hazard, such as electric heaters, heaters, gas burners,
c. it is forbidden to bring flammable materials, explosives and materials with an unpleasant odor into the House.
d. barbecue smoking is prohibited in the Cottage, on the balcony and in the garden.
(10) The Lessee shall not have the right to make any repairs or make any expenditures or changes to the Cottage. The Lessee is obligated to immediately inform the Lessor of the need for repairs or expenditures.
(11) In the event of technical defects, the Lessee shall immediately notify the Lessor or a person authorized by the Lessor.
(12) The Landlord shall not be liable for loss of or damage to money, securities, valuables or objects of scientific or artistic value or other tangible property of the Tenant.
13 The landlord is not responsible for inconvenience caused by temporary power outages.
14 The Lessee is obliged to use the Cottage in accordance with its characteristics and purpose, in particular, it is not allowed to rearrange the beds in the rooms.
15. the Tenant is obliged to use replacement footwear inside the Cottage (do not walk in footwear such as mountain shoes, ski boots, snowboard boots or other shoes that could scratch or damage the wooden surface of the stairs and floors).
16. the Lessee is obliged to check the locking of the front door, each time leaving the Cottage. The Landlord is not responsible for items left in the Cottage.
17. parking of cars is possible only in the designated place indicated by the Lessor. It is strictly forbidden to enter the premises of cars and other motor vehicles of Persons who are not our Guests. Parking is unguarded and the Lessor is not responsible for theft or damage to cars and vehicles belonging to the Lessee or Persons accompanying him.
(18) The property is subject to curfew from 10:00 p.m. to 8:00 a.m. In the event that the Tenant violates the peace and/or welfare of neighbors and does not comply with the generally applicable rules of social coexistence, and in the case of legitimate police intervention, the Landlord has the right to immediately terminate the rental agreement without refunding the fee paid by the Tenant representing the cost of the stay.
(19) The Lessee is obliged to maintain and return the Cottage in an undamaged condition, which applies in particular to leaving before the end of the stay:
a. Washed dishes and kitchen utensils,
b. emptying the refrigerator of the Tenant's food and cleaning it,
c. leaving the surroundings of the bungalow in an undisturbed condition.
Failure to comply with the above rules will result in a deduction of PLN 200 from the cleaning deposit.
20. pets are prohibited in the Cottage.
21 The Tenant acknowledges that:
21.1. the part of the Cottage in the ground floor not covered by the lease shall constitute a separate, independent apartment of the Lessor for his exclusive use at all times,
21.2. the attic/mezzanine room is not included in the lease and is inaccessible to the Tenant

IV. INSURANCE AND LIABILITY
The price of the services provided by the Lessor of the Cottage does not include insurance for the Lessee's stay. The Lessee (and Persons staying with him/her in the Cottage and on the property) uses the services at his/her own risk. The Landlord is not responsible for injuries sustained, damage, destruction of property and theft of luggage during the entire stay, as well as for damage caused to the health and property of third parties.

V. FINAL PROVISIONS
The Landlord reserves the right to impose a contractual penalty in the amount of up to 20% of the fee representing the total cost of stay in the event that the Tenant or persons accompanying him/her, in a gross and deliberate manner violate the provisions of these rules and regulations and generally applicable standards, in particular, when they make a significant or irreparable damage to the House, its equipment or on the premises, persistently violate the quiet of the night and disturb the peace of neighbors, or delay check-out. The imposed contractual penalty does not exclude the possibility of the Lessor to claim compensation on general terms.
(2) In matters not covered by these Regulations, the relevant provisions of the Civil Code shall apply.
(3) If a dispute arises, the parties agree to try to resolve it amicably. In the event that the above does not allow an agreement to be reached, the court having jurisdiction to hear disputes between the parties shall be the court having jurisdiction over the place of residence of the Lessor.

The tenant agrees to the storage and processing of his personal data in accordance with the Law on Personal Data Protection U. of 2002 No. 101, item 926 as amended)
